Our fees for live storage auctions are simple. Here is a breakdown. All facilities are bound by the fees as stated on this page and any changes as they are made.
* We sell via auction to the highest bidder each unit and collect the money at the door.
* We provide the facility a copy of each invoice, along with out Settlement Invoice which will include the invoice totals and our commission calculations.
* Managment on Duty will need to sign this invoice, and receive auction proceeds. (If manager is unavailable at conclusion of auction, we will mail the facility a check,).
* Unless other arrangements are made, we will pay the facility the amount less our fees in cash.
* Base fee 30% of total sales
* If you wish to charge for deposits our fee is 40% of the unit sales. (Not deposits collected).
* We add a fee of $5 for each unit with no bids (We may write a minimal ticket to bidder 0 for the facility records) This meets statute and will allow you to dispose of the unit as you wish.
* If we pass a unit there is still the $5 fee.
* If the facility bids or has person(s) bid on their behalf, the $5 fee still applies.
* Auction Company does not have a Buyer's Premium.
* There is a $100 minimum commission fee for each auction location.(if sales do not cover Auctioneer fees, money collected shall be retained by Auctioneer and an invoice shall be sent to facility for the balance).
* Auctioneer will check in at facility office on arrival, and begin auction immediately
* If Auctioneer is running late, Auction will start on his arrival, (Auction can start late by statute, just not earlier).
* Management is responsible for opening correct door, or space, to unit to be sold.
* Management is urged not to discuss deals or options during the auction, refer to auctioneer.
* Management should stay with the current unit during auction and not move to the next one or disclose the next unit number until auctioneer is done with the current unit/auction
* Auctioneer will provide marketing, advertising, and email blasts as he deems necessary. Not the required ads for your newspaper.
* Auction Company does not perform lock cuts without additional fees.
* If gate codes are used, Management shall provide Auctioneer with gate codes with proper access times for all gates and doors for winning bidders.
* Cancellations by facility within 24 hours prior to Auction start time will earn Auctioneer fee (Any Expenses to Auctioneer as a result of Facility Cancellation, for ANY reason, at ANY time, or caused by Facility, will be billed to Facility.
* Auctioneer has the final say on any units that may not be unsellable

UNDER OUR $100 MIMIMUM
* There is a $100 minimum commission fee for each auction location.(if sales do not cover Auctioneer fees, money collected shall be retained by Auctioneer).
* If in the event there is not enough funds collected to cover the auction minimum $100, we will charge your facility card on file the difference.

* If no card on file, we will invoice you at the rate of 1 1/8% per month for all amounts due each month.
How to avoid future $5 min charges per unit
All unpaid units must now be sold at auction. No longer can you dispose of them randomly, nor can you declare them abandoned without written notice from your tenant. When we offer the same unit over and over to our bidders, they loose respect for the process and many will not return to your facility for your next auction.
* Auction once, then combine several to 1 unit. (We have great ideas to do this correctly)
* Get tenant to sign you an abandonment letter (Then you can toss in the trash)
* Manage moveouts efficiently, Call tenants that you think have left items at moveout.
* If they are un-sellable, make deals with tenant prior to our 24-hour cancellation clause.
* Place online.
How to avoid the $100 minimum for your facility
We do this for a living, drive many miles, advertise and promote your auction and provide a support staff for all auctions. Regrettably we must be compensated for servicing your facility. Just like every other vendor you use in your business.
* Hold auction, untill you have more or better units. Bidders wont show for low unit counts.
* Cancel at least 24 hours prior to auction if your unit count is low.
* Schedule Auctions further apart.
